@Chris EakerI've taken up reading local business journals in the Twin Cities area, and I've been surprised to learn that nearly every closed sale on commercial and apartment properties are done with as little as $5K down, mostly 10K or zero, with seller financing.  

I looked online at city data and got some good info as well as subscribed to the phoenix business journal but maybe someone living there can help frame the picture a little better?

I really want to start in my real estate investor journal to reach my financial freedom and move another state but before that, I have to resolve a couple issues I have with my actual situation.I have a couple questions if someone can advise me1.

We are looking to invest in Union City or Jersey City (Bergen-Lafayette/Journal Square).
