I haven't had it appraised yet, but I'm guessing there is potentially 20-40K in equity.This is my first house and my inspector missed a few items, some of which have been corrected.

Perhaps a nice 1950's built bungalow.Always hire a 3rd party property inspector to give you an unbiased feel for the home.

If you have already ran your due diligence and didn't find anything in need of repair, I would do it again with an inspector.

A good agent will be your eyes and ears, they will be the second set of eyes on your deal but more importantly they meet the contractors, the inspectors, appraisers, and other agents on your behalf.
