I am thinking of the RTP area, and perhaps Asheville.I see that most of the advice on not purchasing SFR's for LTR right now have to do with interest rates, and am wondering what advice you would give someone who isn't going to need financing.I'm hoping for some steady monthly income with an emphasis on long-term appreciation.I will have around 1.2M to reinvest, and as you all know, I have to identify in the 45 day window.

As far as needing an architect or civil engineer, you would need a structural engineer (which is a sub-category emphasis in civil engineering).

Obviously rates and closing costs are important, I've read some mentions of lenders failing to come through at closing, and I've heard a lot of emphasis put on the speed with which a lender can come through for you.
