Investing without financing in the RTP/Asheville area

Hello, I will 1031ing a property from Colorado and hoping to buy at least 2 properties in NC.  I am thinking of the RTP area, and perhaps Asheville.

I see that most of the advice on not purchasing SFR's for LTR right now have to do with interest rates, and am wondering what advice you would give someone who isn't going to need financing.

I'm hoping for some steady monthly income with an emphasis on long-term appreciation.

I will have around 1.2M to reinvest, and as you all know, I have to identify in the 45 day window.  Any thoughts are much appreciated!

#1 I would try and do a reverse 1031 exchange. We can refer a company that can help you with a reverse 1031. 

#2 I would start working the numbers based on cash on cash return. 

#3 I like to look at a real estate like monopoly. How many properties can I own that other people are paying down for me. You may look at using financing if you can spread the money across more properties.
