I don't pay much attention to IRR alone, as GP can make up any number there he wants by sliding to more aggressive cap rate compression projections at exit, one can move IRR from 10-20% easily.

I recommend you read "Long-Distance Real Estate Investing" by David Greene and consider investing in a different market.

I am from northwest Florida and very green to real estate investing.

Due to to small location wouldn't necessarily bet on cap rate compression. 

Still not sure it makes sense, but worth a look.If you want to be green, just buy a green energy plan from your electric provider if you have a choice of providers/plans.
