Realistically, most families want to either be close to the base, or close to some tourist attraction around, so I bet you would find more success casting your net either at, or between those two things if that's the kind of fish you're trying to catch.

Vikram, If you want to be in Durham and want to maximize cash flow, appreciation, and instant equity you should go the BRRRR method and you are going to have to broaden your year build criteria as well as be open to a detached SFR compared to just a townhome or condo.

Start asking "Who is your fish supplier, can I get it at the rates you do, what's his name let me ask him myself so I can decide if I like his terms or maybe I can negotiate something that is more inline with my business"?
