Just to clarify, these tenants came with the house, which I bought at an extremely good price at a foreclosure auction in 2014.

As you know, homes are very expensive here, with the exception of some foreclosed and auction homes I've come across. 

Mind you I have bought and seasoned and cash out refi many times houses and condos that  I bought from tax auction. 

I just received my LLC paperwork back from the state and will be attending a foreclosure auction in early November.

The key is consistency in marketing regardless of the strategy.From the investors I work with auctions have been working, consistent direct mail campaigns, and driving for dollars.  

I have purchased many houses at the courthouse auction here in NC but obviously avoid the foreclosures by the HOA. 

Hello i have just won a house at the auction and seen inside the house before it is filled with so much clutter clothes toys and junk...i mean piles...no one lives in the home the owner just comes by once in a while and leaves how does this work i have a quit claim deed for the house  do i just break into the house and change the door locks?

Tax sales are auctions so you will have to beat out other bidders to get the lien or deed for this property. 

But im sure thats a whole other issue since they are at auction.

The auction process is so far removed from the seller that it seems nobody at the auction company has the authority to discuss a price reduction that reflects the depressed value that these issues represent to the house price.
