There's your answer right there...you and other STR owners need to win positions on the HOA board so you can make your voices heard.I hate generalizing all HOAs, but I think HOA board members often view things as "us" (read: full-time residents) versus "them" (read: "rich" outsiders/investors). 

Their services won't improve unless you voice out your concerns. 

I field the calls via google voice so I have a local area code (they don't know they are calling California) and then I pay someone to show the house a flat $25 every time they show it.

They weren't the fully gutted/rehabbed properties Clayton so often talks about (and has a video of on his Facebook page of) on his podcast with his incredibly reasonable sounding and soothing voice.

I will caveat that with don’t get the Scott Stratten audiobooks... he alternates chapters with his wife and her voice is like listening to cats argue.

This was all due to what you have identified in that there is zero tone of voice in printed text.

If your voice message is wrong, and it resonates with traditional home sellers that want market value for their house, no matter how many leads you harvest, you make ZERO deals.You are asking the wrong question here.The correct question is, "am I truly reaching motivated sellers?"
