The only reason I suggest speaking with them directly is if the PM is "all business", then the tenants might have a negative perception of them.

I learned so much from this experience, but one of the biggest lessons was how important a brand was, and how peoples perception of that brand can instantly bring a HUGE level of trust. 

I don't think they can complain about the high heating bill(or their perception thereof) if systems are in good working order.

Almost any other type of fee can be twisted into a conflict of interest, or the "perception" that we are doing something just to make an extra buck. 

It creates a perception of abundance for the landlords.

Its all about perception.

The data and calculators will tell you one story but the consumers may give you a different perception.
