Palnning First rental property at Sedro Wooley WA

Hi I am a newbie in Real estate investing.My perception on Real estate has completely changed after following BPs and am convinced that Real estate is the utlimate tool to become wealthy.

I am motivated to own my first rental property by next quarter and am eyeing pocket of space in Sedro wolley WA.While researching the area seems WSDOT has some expansion for SKAGIT Transit.

IF anyone has more information on this and some insights on  possible areas that might benefit for future would be greatly helpful for a new investor like me.
