So far beside the pacthing, painting and cleaning, tenant only agreed to pay for the broken fridge shelves and the door weather stripping that was torned by his pet, with the pet deposit.

@Anthony Schudel I know for me if it has been on the market for a long time, a long time for me is more than 30 days, then I feel like I can negotiate more with the seller, because in this market properties are normally flying off the shelves, :-).

My lease specifically states they are allowed to put in a few small nails but they are not allowed to hang shelves, TVs, or other large items on the wall.I would not charge them for painting but I may consider charging them to fill/patch the holes since there are several walls damaged in the same manner.
