IE you must apprentice before you can work for yourself as a broker.I am a broker in Mississippi as well.. but I was able to get that because of reciprocity and I was already a broker in CA. for 40 years...so I am 99% sure in your state you need to become an agent ... work for a broker for the statutory apprentice period.. then take the broker exam and go out on your own.

In my experience if you bring value to them, they will reciprocate that to you with knowledge and eventually deals.I also don't think its a bad time to start investing, even with low or no money down.
