A newbie in Real Estate

Hello there! My name is Yashank and I'm from Charlotte, NC.

my question is: Is it a good time to start investing in Real Estate for a newbie like me with no or low money down. or should I gain some experience working with an experienced investor first?( I have started reading books on real estate investing tho...but as we all know, theoretical knowledge can never beat practical knowledge. )

and if yes then is Charlotte a good city to buy rental properties?
