Not knowing the eviction rate at a property can throw a massive wrench in your business plan and return projections during the first few years of ownership.

I'm writing you  as I ran across a potential massive deal.

I have actually lost money in my first year but keep in mind it is a tough rental market here and we do not have massive amounts of tourists, especially in February when it is 30 degrees below zero. 

It brings in massive cash flow.

I don't recall the exact situation, but Warren Buffet had a top executive that made a mistake and lost a huge amount of money. 

These are 2 MASSIVELY different concepts.

Many real estate investors advocate not investing in stocks or bonds but listen to folks like Warren Buffet, Benjamin Graham  or Ray Dalio and your opinion will quickly change. 

In CA specific with the massive amount of population that has left LA and Bay AREA and has moved into these foothills locations that 50 years ago the population was a fraction.... 

Even at that price I knew it was going to be a massive headache, front unit tenant gave me the going to be a jerk vibe too.
