I have started taking real estate licencing courses at night as I am highly motivated to make a career change and I want to do everything I can to educate and prepare myself and I am very excited about real estate.

I remain sceptical about the viability of wholesaling as a business model in Canada simple due to the relative size of the market; that mortgage arrears are historically <1% and defaults <0.5%; and that Canadians are pretty well indoctrinated to seek out a real estate agent when they need to sell a property.Why not simply get your real estate licence?

(Free and Clear deal are golden in this case) go and knock on those home owners door and make them a deal on their door step. also, shortsales are good, if youre not kind on doing the short yourself, then partner with someone or company in bringing them the deal to do the short, someone qualifed and licenced and know what they are doing . ive heard that this sort of thing only an attorney can touch or licenced agent.

You could also put in some language where you tell them that it can be repaired by a insured and licenced contractor who you agree to.If you want some info on the parts we use in rentals check out my blog.

Agree to only use licenced contractors not directly or indirectly related.The only exception, assuming you can agree, would be to use only those relatives willing to do work for free.My wife does not charge me for her design input on our house flips.
