Most wholesale deals occur where the schools are not good such as DC proper and PG county.

If the property is in MoCo or Howard...maybe even PG, I think your estimates are pretty low.

Between an attorney and the PG office, you should be able to get some good direction.

Kiplingers Magazine has an interesting article (pg 72-73 - may be online, but I don't know) in their just published January '15 issue showing 100 cities in the US and an expected snapshot of home prices.  

At the 50k mark I would say you certainly have enough to fund flips in SE DC, PG county, parts of Montgomery, Frederick, etc (assuming you are using a private lender or hard money for financing).  

PG and DC are ripe with wholesale deals, this year there have been an insane amount of deals taking place. 

And I highly doubt pulling your credit, even a few times, would lower your score anywhere near that much.The reason that I am trying to keep my inquiries at minimum is that I going to open couple more Business CC's with PG ( personal guarantee).
