Either way though, you will want to have an experienced person with a strong construction background to run your project.

Without knowing your full background, I will give you my take, since I am choosing to go into a similar scenario.

(I can't remember exactly to be honest, but we charge about what it costs us to run the background check.)I would definitely recommend doing that.

I’d recommend that you just be yourself around the tenants from other backgrounds than yours and focus on being consistent with them.

I don't know your knowledge level or background, but if you're new to this, you'll definitely want to do some reading and learning around how yields, IRR, bond pricing, and time-value of money work to have a conceptual understanding of what's involved.

What he wrote here indicates he actually doesnt have any background in financial analysis, and doesnt understand that the cash flow, or cap rates are a reflection of the risk.

To top it all off after I sent in my information and statements I never got a terms sheet I was promised, just an invoice for 700 dollars payable to them from a link that they provided for the background check and appraisal.
