Most amateur REIs are bottom chasers, no loyalty and will cut you out and go with the next cheaper guy.

All I know is what I was doing before was 100% wrong and amateur. 

I then realized in a few months that 1-40 unit deals had horrible pricing because all the amateurs were involved and the ones that looked good from a per unit price prospective were under 80% occupied and had ISSUES.

They wanted to make sure I wasn't some beginning amateur who was maxing out my credit cards to raise the money I needed to buy their illiquid securities (the PR fallout would have been terrible if such a thing ever hit the press).

Now we get that people have to come up with ways to reach multi family investors and direct mail/calls ect are all part of it so that being said, the letters/calls begin to sort into sophisticated to amateur but I can spot them as soon as I get my mail. 

Hah Knock it off with the amateur nonsense and look in the mirror.

Scared to ask, scared to look like an amateur, and scared that they would actually be taking the leap.

Now with that said, please know that I'm an amateur real estate investor at best.

Then to top it off with a bunch of amateurs trying to solve the problem often does not set you up for success.So many bad things can happen in condos that you just have no control over and can be detrimental to your investment.
