If no one is doing what you are thinking of in the area then you can take that as a serious hint that it won't make you money.

I'll give you a hint of something I used to do in the old days (early 1990's)... give them a formal offer and purchase agreement, which expires within 48 hours if not accepted (or no more than one week - if it's a group of people - just try to deliver it to the greediest or most active person, and let them do the frantic calling), along with a large earnest money check which shows you're serious (but wait - there's more!)...
