It's basically an end to end property scouting, analysis and marketing engine for very serious investors. 

Not every lender fits every scenario and since I work with more than 100 lenders (and there just really is no good way for one individual to reach out to every one), the benefit of working with us is that I will scout out the BEST one for you, quickly.

But have made trips to Spokane to scout, and plan to make another soon when I have some capital freed up.

I have been scouting Lakeland the last couple of months.

IE they spend time scouting and looking at deals with no clue how to buy them or no means to buy them.And maybe this comes from others always saying find a great deal and the money will find YOU.. well maybe but not really likely. 

It is also a huge advantage to have your mother in Florida where she can be your boots on the ground and help scout out neighborhoods and properties. 

Using MLS, I scouted other homes on same street. 

Buyer was simply driving buy scouting for home, we sold the house the same day.

I've walked into plenty of scary situations scouting properties and even with my own flip properties and dealing with evictions and rentals!
