I called the bank listed on the Foreclosure notice, BOA, and they informed me that they no longer owned the property and were just servicing it for the current owner.

BOA took their sweet time getting it approved and we closed just before Christmas.The home was built in 1948 up against the rear property line for some reason.

If you did the listing broker most likely they are NOT representing you unless DUAL AGENCY is allowed in their state.Even if it is I wouldn't consider that representation.No way on an REO it would take a month for an answer.Are you sure this isn't a short sale requiring a BOA approval??

The big banks (Wells Fargo, Chase, BOA) often times can give you a good rate, but they can be a one trick pony and if you don't fit into their "box" or if the deal doesn't fit into their "box" you may be out of luck.
