A brand spanking new mobile home from the manufacturer is a large chunk of change, in addition to transport and setup costs.  

If you are okay with that and want to hold for the long term a property in Temple may be a good long term investment with the city growing rapidly and  it's proximity to center city with good public transportation access some say it's only a matter of time before the area turns but it's only speculation and I would never recommend investing with hopes of appreciation unless the property cash flows from day one and you are prepared to handle the tenant class that you might attract.

I will definitely do some research on East New York, broadway junction is such a convenient transportation hub, which is excellent for the renters.

If you could magically transport to your investments to another state...where would you go and why? 

If you have a small kitchen you might also consider finding a granite yard that has remnants, it may be cheaper to buy off craigslist but if the transport is figured in and charge for fabricating if you use their scrap then it may work out, especially if you don't have to hoist the granite (think hernia).  

They do not have any public means of transportation aka trains.

The amenities such as shopping, transportation, restaurants, etc are more limited at this time so the demand is lower.
