There are sites like neighborhood scout, that give good data.

My first step into the field was when I went out the other day to walk a neighborhood and scout for properties that were in disrepair or boarded up to present to a known contractor in my area.

There are several markets throughout the south and midwest with relatively comparable returns on relatively comparable properties, so it's really about the company you work with, since they will be the ones that have scouted/analyzed the properties to begin with, done the rehab, and will be selecting and managing your tenants long-term.I, and others, talk a lot on the forums about what to look for, and what to look OUT for, when buying turnkey.

Scouts honor: we learn fast and you will never have to repeat yourself after showing us once)-When we find a GREAT deal.

I hope to make a visit to Indy within the next 4-8 weeks to scout the area and get to know the neighborhoods better.

While you wait you continue to learn your markets and continue to scout deals daily.

Justin frytz (search his name)......is investor friendly agentWas just thinking about putting services together for OOS investors........like providing a guide to indy as far as contractors......agents......lenders......PMs.....etc........as well as scouting properties......going to title......setting up appointments.......taking pics etc

I guess time to scout for another one.  

Find some folks who are doing renovations in the area you're scouting and start gathering data on the costs to renovate based on the type of renovation they are doing.
