There are several markets throughout the south and midwest with relatively comparable returns on relatively comparable properties, so it's really about the company you work with, since they will be the ones that have scouted/analyzed the properties to begin with, done the rehab, and will be selecting and managing your tenants long-term.I, and others, talk a lot on the forums about what to look for, and what to look OUT for, when buying turnkey.

Find some folks who are doing renovations in the area you're scouting and start gathering data on the costs to renovate based on the type of renovation they are doing.
