I'd buy some bags of fruit, beef jerky, cigars, 40 oz beers, half pints of liquor, toilet paper, hustler magazines, microwave popcorn, chocolate candy, etc. and put them in a box. 

Otherwise you'll start to see nail holes above them in the wall from where tenants will hang a bag of ice in front of it.

The few that I know about directly have a mixed bag of stories, after all who would have an expensive house paid off then get it foreclosed on because of small real estate taxes. 

Though the expanding interest in real estate may not be a positive note overall ... just this past weekend, while at the grocer, I had a front row seat to a dialogue between the cashier and bag boy on real estate investing.  

I too would be extremely cautious in trying to apply that exemption. (3 units or less)  It is a big bag of worms.

Hey Shaun Palmer honestly you are going to get a mixed bag on this in my opinion.

Two 8oz bottles of water, a 3oz trail mix, a 1oz bag of sun chips, and a pizza.

Pack up a bag and head to a public place like Starbucks where her roommate can't find her/harm her.

For a mid-term guest, I give them what I call a "starter pack" with several rolls of toilet paper, paper towels, bags of coffee, tea, tiny laundry soap container, etc. 

don't know why I cant Brian and I have about the same up bringing in the same geographical area and we both bagged groceries to start LOL
