Think headphones, shoes, jewelry, make up, hair styles,etc. as the statement piece versus the pants, shirt,etc.The clothing space is over saturated currently.When I develop or my clients buy retail centers we focus on destination type tenants.

You are splitting hairs just to save a few bucks off for tax deductions in my opinion. 

It does look like the new one is a hair higher than the old one in the installed picture there.

But one thing's for sure when you start getting financial investment advice from your hair dresser and shoe shine man it's time to put your money into cash and sit on the sidelines.
