Selling that house would also free you of a mortgage so you could get more mortgages.My gut tells me that if you are having a hard time paying back the 4K line of credit and the 9K credit card, your income might have a fair amount of strain on it and you are not quite flush enough to get into a new deal comfortably.

Once when you use it then again when you 'flush it' (sewer charges).So if you could tap into well water for gardens, lawns, etc it would be a big savings for either you or the tenants.

There was a corner that was not flush though and it would have been one that would catch the wind so I am leaning towards that being what happened rather than someone taking it.Worst case is I put that last big one on tomorrow and it falls off/gets ripped off and I just go back to the small ones.

Troy, we don't show our homes until they are vacant anymore, as if the tenant really doesn't want you in there, you will likely be showing it with dishes in the sink, totally filthy, even toilets that have not been flushed, and then they complain that things went missing.

Because the US dollar is nothing but a big fat IOU from what is always touted as the strongest, "flush with cash and opportunity" country on the planet, we as Americans continue to go on with our lives investing in the same asset class (equities) and continue doing what we always did because we are satisfied getting what we've always gotten and frankly we are brainwashed and programmed to believe if we continue to invest in American companies, we will continue a 8-9 percent year over year return.

Advantage: less debt as you unload each deal your debt load is cleaned up and your flush with cash. disadvantage More room for error as fix and flip are not for the beginner buying a fix and flip not only requires a knowledge of value but a very good knowledge of the trades.The nicest thing about your first deal is being you can get an owner occupied loan it reduces your monthly debt service if you are borrowing money on deals.
