However if it is a question of doing at a distance for either, than I would like be more interested in the turnkey SFR for diversity of risk and likely better cash flow returns.

Of course, Penn State adorns everything & everyone so no diversity of college fans … except for a few weeks several years ago, sadly.It’s cheap to live here, you can drive from any suburb to Downtown in 10 minutes (really), the Metro area has almost 2 million people and 1.9 live in the burbs.
