For our properties that we manage we add our company as additional insured due to the fact that we need to be aware if there happens to be a change or lapse in insurance on both the renters insurance (if they dont use our blanket policy) and the landlords insurance policy.

I've done a bit of digging but wasn't able to find an answer - apologies if this has been covered.If a home insurance policy lapses for more than 30-days, will it be a challenge getting a new policy after we complete a significant remodel (about 6-8 months)I purchase a fixer upper about a year ago and insured it immediately.

@Cleotha Euwins he was already open, yet one thing you could do is search for properties that have had many price reductions, multiple on and off listings, long time lapses on the MLS and send out mailers to owners/realtors .. time lapses are sure to soften even the hardest stance a little bit .. even if they say no .. you can stay in rear view sight, keeping an offer open

I absolutely require it and they don't move in until they provide proof of coverage and if it lapses, I will buy it for them and bill them.

Offering some agreement simply puts a spot light on the issue, you may not cross the line but if you mention a job to someone else the issue remains.Over the years I have personally known appraisers, loan officers/brokers, inspectors, contractors and title folks who had a RE license, every single one of them put the license on an inactive status or allowed it to lapse.
