It would also be good to get more than one opinion as there are malicious people in the world who might be interested in taking advantage of others. 

Lawsuits can arise from all sorts of liabilities that can happen on any property, and usually aren't caused by something that's malicious.

I know people say its block to block in many of these cities but I have seen perfectly good blocks go Pear shape.. what was a good block 3 years ago is now infested with bad actors and the block goes down hill and your rental goes with it. 

You might also look into coverage for malicious mischief and vandalism.

he is a marketing company not the provider.. and from what I learned he has spent the summer in Europe  LOL.. bad actor he knew what he was doing years ago.. but could not pull the plug  cash flow too strong to quit.. 

There is never a discussion of bad actor scenario.
