AS-IS Cash purchase - Common to skip inspection?
My agent found me a very good all-cash as-is SFR from a wholesaler. I've already seen all the video and pics and the property appears to be in great shape and she concurs. After agent sent me the contract I realized there's no inspection. I asked her about it, she said typically on these as-is cash buys with quick close (thru escrow/title) do not have inspections but she was going thru it today with the contractor. Is this a common occurrence on these types of purchases? I should also say she is a GC, runs her own rehab crew and I do have a high level of trust in her. I've never bought anything but MF, turnkey and always used inspections.
