By observation from a few I've seen in the area:1) Find old guy, hopefully with limited faculties not aware of the market value of his property2) Tell him you love his place and will enjoy owning it and that you're his good buddy who cares about him.3) Offer him at least 10% under FMV and tell him no one else is going to pay that much.

Just wanted to introduce myself.My name is Ariel, I am 32 years old (this Thursday), and I am making my first steps as a real estate investor.As I live abroad, most if not all of my work would be remote, and right now I am focusing on Jacksonville, FL.My main goal for this year is to fix and flip  at least 2 SF's properties, and for the next few years to increase this number, maybe do some MF, and possibly to also BRRR when I raise enough of my own capital.At the moment, my biggest challenge is the fact that I am remote, so I could use some help from a local realtor or management company.It's so amazing to know this community  exists, and I am thrilled to actually take part in it

If you find a good manager, they will help you narrow in on the best communities to invest in, which properties make the best investment, rent rates, locating quality contractors, and more.

And start the tedious process of building those relationships.Or you could skip all that and find a mentor that also has the community of likeminded people.It will take you less time but is likely going to require an up front investment.Btw have you done a deal yet or would this be your first?

I can tell you that being around new construction the past 12 years, I would say 1/4 of the projects we have been apart from residential to commercial will experience delays to MFGs out of stock, HOAs changing their specs, Cities changing their specs, Weather 2-3Xs budgeted rain delays, Subcontractor injuries and death.....Then Hurricane Harvey in Houston are.....WOAH  major delays...I have seen it.We are happy to be providing funding to DCGI's BTR community members, many have gotten their applications in already and look forward to helping the rest of yall accomplish your real estate goals.
