I've had a handful of units where tenants left their "adult" toys.

Our tenants are adults and are fully capable of making their own decisions.  

Paul it depends on the population density of the area - typically no more than 3-5 unrelated adults is the range.

Most of our rentals are in the 900-1200 range, with multiple adults living there.

The house has 3 Adult roommates that have been there 12 years .

Another funny thing is that I didn't realize until I was an adult in the military that some people actually had air conditioning in their homes - I thought that only movie theatres and the mall had AC!

So far Tenants have options in making their rent payments... there are multiple options from a stimulus bill offering $1,200 per adult, to $600+/week offered for unemployment in addition, to state unemployment, to personal loan availability, to LL’s making it easier where possible.

With single family to small rentals, or fix and flip, you’re dealing with a product (house, apartment) which every adult in the whole world has experience with either as a renter or an owner.

Put in a BluRay player and have a collection of adult movies.
