Rubbish. 

--Provisional License - The attached ordinance adds violations of Section 680, Weed, Rubbish, Snow, and Ice Removal, to the list of "strikes" leading to a provisional rental license.

The units they're living in are rubbish,and in need of repairs and upgraded appliances.

Total rubbish ... my advice is to learn how to analyze (really analyze) income and expenses by looking at actual income and expenses from that property wherever possible and comparable properties of the same type and in the same market to compare. 

., I want a location independent way to collect rent and I would like a location independent way for my tenants to pay rent (remove the "I am still on vacation so I will have to pay rent when I return" rubbish).  

I'm sure you understand that the rubbish is neither clean nor sanitary.

The damage is a combination of vandalism -( holes in the wall, bath fittings ripped out, stain on the carpet, refrigerator having to be replaced) and lack of response by the PM the property was vacanted without any inspection being carried out and the pile of rubbish and food which was left behind casued a build up of mould & maggots, which could have been avoided if the PM were doing there job!

I personally don't like the tall poppy rubbish that gets spouted over there so would much prefer to have something more NZ based build up over here where there is much more of a community feel for helping each other.Try this forum thread where a number of the Kiwi's on BP have started to try to get together and help each other out https://www.biggerpockets.com/forums/86/topics/308...Like I say sing out if you need any help?
