What I realize is that there is no such thing as a rehearsal to life.

Next time, map out the dealflow, including:1) Map out the process and order of docs2) Create documents that bind your seller upfront (called bullet-proofing)3) Practice using your docs and create samples to refer to for future use4) Rehearse your responses to issues seller/attorney may bring upIf you want to close more deals, you need better systems and a higher level of control.

Actors in a play will usually have a dress rehearsal before opening night, practice!

I consider dress rehearsal to do bigger and bigger deals as time goes on.

You are clearly well rehearsed in self-education, so consider this "first deal" as your first exam.

I suggest you get clear as to what you potentially bring to the party before you contact the PR and rehearse what questions to ask and why they're important, both to you and the ultimate buyer, as well as the seller who you will want to perceive you as knowledgable and professional.

Then know that all of it relies on your hard work to implement, you should know all of your scripts and responses because you've rehearsed them endlessly.

And listen to it, practice, drill, rehearse until it becomes natural to you.

I look at this as dress rehearsal for taking down a larger value add deal in the future.
