I need help with wholesaling

Hello everyone!

I have been in real estate (wholesaling)  for almost 2 years now. I still haven't put a property under contract, and it's starting to get frustrating. I've been to 2 appointments only. I've done most of the marketing online and offline, for some reason homeowners refuse to sell, which I understand not everyone is going to sell. 

I have also bought leads to call, so I hired a virtual assistant (experienced in real estate) to do cold calling for me since I'm not good on sales or cold calling. I've bought about 3,000+ leads including direct mailing, and no luck.

Can someone please help by telling me what im doing wrong?

@Daniel Hurtado Wholesaling is all about selling. You are selling yourself, your expertise and selling a solution to both the seller and the buyer. Buy Tom Hopkins tape series of "How to Master the Art of Selling". And listen to it, practice, drill, rehearse until it becomes natural to you. It will take 3 months of intense study and practice. But, it's worth it.
