You can still re-decorate with pics and such that give it a coastal feel.

If you need to replace a deck, stain the outside, update the AC/water heater, etc. then that's a lot of work and will cost a lot.I personally don't like managing renovation projects remotely, especially without trusted vendors in place.That said, my last 2 cabins have involved some level of rehab/redecorating.  

Book it a few months, generate some cash flow, then block the calendar in a slower month like May to redecorate further.

@Charles @Charles Manuel I would agree with some others that recommend 1) finding what motivates her, inspires her, or what meets her goals, and try to show her how this fits in2) maybe find an aspect of it that she is particularly interested in - could be looking at different home styles on MLS, redecorating, numbers, whatever..3) if she is too busy, try taking care of the baby for a while to free up her time to get some interest!

The market here is under the control of the hedge funds who are happy to buy for a 4% cap after redecoration and since they've got here we have retail prices rocketing.

And last point - the only concern that I have with refi'ing is that in MD (specifically Baltimore) we have to pay transfer and redecoration tax on re-fis to the tune of 2.5% for investment property.

You'll have to record a new deed and there is a deed redecoration fee that is $60 in most counties in MD.
