I much prefer the open floor plan, where I can have a conversation with my wife and still be sitting on the couch while she's cooking, or I can turn my head and see who's at the front door without having to get up and change rooms. 

We need to replace the 2nd hand couch for the second time.

And also if there is a potential buyer or not, maybe also a community of investors, heck even finding new tenants, wouldn’t that be amazing investing in real estate while you are sitting on your cozy couch at home I started to work on it btw just to fix my problems and save time Is it a good idea for you guys ???
