If the tenant wishes to keep any outdoor pets, I require (with an addendum to the lease) that they be kenneled at the tenant’s expense and that they obtain (and show it to me...I already have my own copies on record) a printed copy of and follow all local laws (for feeding, watering, leashing, and sheltering the pet) and ordinances pertaining to pet ownership.

They, of course, assured me that they keep everything clean and neat, and the puppies will stay in a 10x4 foot kennel in the bonus room of the house.

We have a required air installation noise zone disclosure, but no disclosure requirement for annoying noise like nearby bars with music, shopping centers, kennels -- it's up to buyer to do their due diligence.

I've offered pictures to landlords & to bring my dogs to meet the landlord to prove their temperaments & tried to reassure them that they're both house broken, crate trained, supervised 100% of the time we're home or in kennels when we're not, and not destructive even if they weren't supervised.

Can she put down her own carpets to limit scratching to the wood from nails (seriously, dog nails are brutal if they even get a little too long). 4 dogs are a lot in one unit, but if she's a trainer I'd assume that she a) kennels all dogs when not home b) has a no bark policy.
