I’d chargeback 1/2 carpet pad and instillation plus whatever I could get the painter to agree was for the wall repair.  

They aren’t focused on real estate but more-so the habits and mindset you will more than likely have to instill in order to be successful in real estate or whatever endeavor you dive into.

Even if you rent the unit while an outgoing tenant in still there you need a couple days to flip it for new tenant.  

In my case, they covered the cost of certain equipment/systems if they fail. however the existing equipment is all that is covered - instillation &"modifications" and Upgrades were out of pocket.

Managed my own property and instilled good relationship with the tenant.

I'd want to keep it under 8k for the system plus instillation.

Are you implying the quarantines were to  instill fear and control? 

That will require the ability to instill some sort of confidence in others that you know what you're talking about before they give you money.

You need to "flip that cash" (notice I didn't say "properties") and expand it to a magic number determined by the cost of the market you will invest in (still to be determined), the strategies you will use there (still to be determined), and the plan you put together (also, still TBD).
