This is akin to stating the obvious, as DSCR assessments are fundamental in determining the viability of such loans, similar to DTI (Debt-to-Income) ratios for residential mortgages.Your emphasis on the operational efficiency of well-run assisted living facilities highlights that their financial performance typically isn't constrained by DSCR limitations.

If your focus is on land development, my advice would be to place a greater emphasis on learning the zoning code. 

But the emphasis and analysis and going over what's a good deal and what's not was what made it so important.

What stuck out to me was their data driven approach to multifamily,  their emphasis on asset management, and the lower (financial) barrier to entry. 

I found that most of recommendations to buy a duplex emphasis on positive cashflow or match with simple 1% rule to start with.

For all three clients the emphasis was on a second family vacation home with the ability to offset costs through STR.

Your emphasis on starting with a solid plan and diversifying risk is key advice.

You may end up having to decide where your emphasis is going to be: saving on taxes vs. maximizing protections on the legal side.
