I would have an open conversation and be empathetic to his situation while also explaining yours and that rent has to be paid.  

@Monika MickuteShe is probably a non confrontational person so I would text her her options. also in the text let her know that once filing of eviction starts her ability to rent somewhere else is going to dramatically going to decrease. be empathetic and speak to her about the potential of her kids not having a place to go home to. hopefully this thought will provoke action to call you and help resolve the payment plan.
