Sorry if some of this is TMIIn a nutshell, We own an adorable 3/2 about 1400 sq ft home with an even more adorable tiny house/guest home/ADU 200 sq ft 1 bath "studio" type place with kitchen, sleeping loft (1st one in county) in a sleepy coast side community south of SF that we need to sell. 

I am open any suggestions (hard money, lease agreements with the new and old tenants to up my income, etc.) as I rebuild my credit.I adore this new house and would love to get into it without giving up the other one.Let me know your thoughts please!

I was contacted by an associate regarding this ad (or one like it) that he saw on Craigslist.

The bogus ones, well, they are counting on the landlord just rolling over and not doing their due diligence.I love dogs and I have always held there are no bad or evil dogs, the problem is always the owner and trainer.Having said that, you must comply with the law but so must the person claiming their adorable pooch is a service dog and not just their pet or watchdog.

One of them stuck with it and retired on the income from her apartments about 10 years ago.If you are investing to gain the admiration of adoring crowds, you can follow the guru model and just pretend you did it and talk about it.If you are investing to provide a secure future for yourself and your family, just roll with it.
