If this property has no well defined target audience, it will be very difficult to design your leases to match the audience.

DSTs, however, do accept and/or are designed for 1031s.I see the most common DST returns to be in the 4-5% range.

One broke down and lost wifi permanently but otherwise they work great.We use Kasa switches for porch lights, some interior lights and string lights.  

You need a designer who understands maximizing income on properties, or you need to understand it and be able to sketch it out.
