I've been chewed out by agents for backing out deals with low(er) DDs because I did my DD and found too many issues, and I have had some try to pressure me into massive DDs which I did but fortunately did not win.

Last thing I want to do is bite more than my spouse was willing to chew as far as risk.

It's something everyone is chewing on.

Just wondering since I am new to this if I would be taking on more than I can chew and what the process/options might look like.  

My question:If I were to seller finance and then raise private capital for the rehab, how would I pay back the lender loan other than chewing through income from the rentals since I would already be paying the seller on the finance?

That's the point where you walk and chew gum at the same time (invest and/or pay down debt at your discretion).Lastly, remember that personal finance is as much dopamine, cortisol, and serotonin as it is ROI and calculation.

I'd hate to see you start with a BRRRR for your first project, take on something too big to chew off and go bankrupt and/or spend a year and a half on 1 project when you could have done 5 single base hits in a given year and built up a whole lot more networth in my opinion.

The only drawback from Pex I've seen is that when it's hanging under a house, rodents can get to it and chew a hole in it.
