I have deals needing funding and want to ensure I'm structuring them in a way that's competitive and appealing to private lenders.

There are some “hot button” topics on BP which bring out “knee jerk” reactions and sometimes incorrect assumptions from some of us long time and frequent participants.  

But don't let regulations deter you, a harder market to enter in theory mean less competition since most don't want to track down and follow all the regulations. 

You should invest where you feel you have a competitive advantage.

Listings come from nurturing your database for years, so if you are new, you have to pick a niche or an area that you have a competitive advantage in.

I am going to finish the rehab and get it rented then resubmit for a rental loan.I have used Cashcall Mortgage twice and have been very happy with them but Elite seems to be more flexible and have more options so was going to see if they are competitive.

The lot size, the pool, and the quiet cul-de-sac location provided great bones, and with the right upgrades and modern touches, it could command a much higher price in the competitive Hamptons market.

While it was a scary jump at first, we quickly realized this space is actually less competitive.
