If I was in your shoes I would tell the tenant they can pick out a storm door and email it to me, if it fits in with the rest of the building design then they can certainly have it installed.

Every area is a little different, YMMV.If I'm in your shoes and can wholesale it for a quick profit, that's what I would do - lots of downside risk based on things you'll learn with time.
