Historically, I've found that I learn best from setting goals, making a plan and TAKING ACTION, so tell me, if you were in my shoes and just beginning to wholesale on a modest budget, what would you do now??

They wear nice clean shoes.

If I was in your shoes I would tell the tenant they can pick out a storm door and email it to me, if it fits in with the rest of the building design then they can certainly have it installed.

If I were in their shoes I would never let you pay me in a lump sum on your first deal.

Just need a little encouragement and advice from those of you who were once in my shoes; the family and friends are all supportive, but I need to show them and more importantly myself, that this is something I can do. 

I have heard of many landlords in your shoes that transition to the RE notes side of the business ... still great cash flow, without the tenant headaches.

I was in your shoes and I contacted MANY Realtors here in Florida.

I don't know if the tenant is wearing smooth-bottom slippers or something, but I don't think we can tell her what shoes to wear.

Every area is a little different, YMMV.If I'm in your shoes and can wholesale it for a quick profit, that's what I would do - lots of downside risk based on things you'll learn with time. 

Don't listen to the negative thoughts in your head about your age, experience, shoe size, eye color, etc.....Just Do It!
