So you are OK with strangers renting rooms in your house that you have not done a thorough background check on?

The second scenario is common in short sales and REOs, but also sometimes FSBOs want to sell to the person they believe will live in the house they're selling vs. some stranger assignee who they have no idea who they are. 

No one that is good at what they do needs to solicit business from internet strangers.

I might be more inclined to take a strangers word if I was sipping on some FREE craft beer.

Seriously--you can tell a lot by how any dog interacts with their owner and you--a stranger...

Also if you’ve verbally disclosed everything and he still wants to sell to you (often times hoarders don’t want to list because they are embarrassed and don’t want a bunch of strangers in their filthy home) then go for it but get all the disclosures in writing and signed by the seller- including that you are a licensed real estate agent.

I don't know what the women on this board feel, but one on one late at night with strangers can be creepy.
