Also if you’ve verbally disclosed everything and he still wants to sell to you (often times hoarders don’t want to list because they are embarrassed and don’t want a bunch of strangers in their filthy home) then go for it but get all the disclosures in writing and signed by the seller- including that you are a licensed real estate agent.
