AirBnb vs Long term lease

Hi all! First time post here - I am currently house hacking my 5bed 3 bath, renting out 3 beds and 2 baths as individual units in South Decatur (20 min drive to downtown Atlanta and the airport). I've had a multitude of issues with my tenants over the past year, and will not be renewing any of their leases. I am now trying to assess whether I should continue with long term leases (hopefully with better tenant screening this time) or if I should go the AirBnb route. Do y'all have any suggestions on tools I could use to assess how my property might perform on Airbnb vs long term leases? Thanks in advance for your help!

Split the difference. Start with on room dedicated to STRs and find a long term tenant or two who are also OK with one room being dedicated to STR. See how you like while still getting the guaranteed monthly income from the long term tenants.
