I've found a few different properties I'm interested in but I'm not familiar enough with this area to know which ones to steer clear from.

I would steer clear of unrecorded land contracts. to many things can pop up and bite you

On second thought, the guy who invented the fax machine died (as have hundreds of millions of other people who have used fax machines), so I'd recommend steering clear of that technology.

Historic districts are appealing to buyers, however if you have ever had to navigate the bureaucracy involved in getting plans approved you would probably steer clear or be sure that it is well worth your while.

Would be grateful for some steers/advice.

I, like Deano, don't have many things that would steer me away from a deal.

Hah It's been an interesting year.I also steered the day job to real estate by working as an office assistant in an appraiser's office.

Meaning that if you need to find support from others as to why you are justified in your actions or have some conflict with your decision, you may need to check your premise.That may be a little deep, but it always steers me toward the right answer.
