On second thought, the guy who invented the fax machine died (as have hundreds of millions of other people who have used fax machines), so I'd recommend steering clear of that technology.

Historic districts are appealing to buyers, however if you have ever had to navigate the bureaucracy involved in getting plans approved you would probably steer clear or be sure that it is well worth your while.
