On top of that they left a dozen bags of garbage on the back porch.I took pictures, we both signed the exit inspection report, and I advised them not to expect to see much of their security deposit returned.We then had to call our new tenant, who was due to move-in for June 01 and see if we could push her tenancy back until July ... fortunately she was able to accommodate this ... especially since we are going to refinish all the hardwood floors throughout the apartment.This was an example of where a basic turnover: rekeyed locks; new/touch-up paint; and a thorough scrub turned into a mini-renovation and the loss of a month's rent :(

It was about 6x8 inches and probably had about 50 to 75 about hornets. i scraped nest off of building with a drywall spatula into plastic bag in darkness with a 3rd body holding a flashlight.

I do a refundable deposit to motivate the tenant - not just for the pet but for themselves (a lot of tenants, where you accept 1 month deposit, will just leave the last month's as rent leaving you holding the bag).I have had no such issues yet but there definitely are dangers w/ accepting pets.

If you are able to pull off the Lease_Option_to_buy, in two years maybe the Real Market corrects that way you are not left holding the bag. ie., Underwater in Mortgage.If it does indeed correct then you can opt out and make new offer on the home.
